Welcome to the new year with new things in store!  We wrapped up 2011 with some unit "housekeeping" items:

Quarterly Pest Control & Termite Inspection - was completed the week before Christmas with our vendor Mid-Pacific Pest Control.  Please remember though, that the quarterly pest control is a preventative treatment, and is not sufficient to treat units with existing cockroach or other pest problems. Those need to be scheduled separately with the Kihei Shores office for treatment specific to the problem.

Dryer Vent Cleaning - was conducted on all unit exterior vent lines.  Now is an excellent time for occupants to clean the lines between the dryer and the wall connection, to make sure that all lint build up is removed, reducing the risk of fire and allowing for better dryer performance.

Water Line & Valve Inspections: During our inspection of water lines and valves in all units at the end of 2011 we were checking for leaks, potential water leak or breakage issues, and signs of aged equipotent that may warrant replacement before a water issue occurs.  Letters are being sent out this week to any units were potential or existing water issues were found.  Please remember that this does not ensure your place has no problems if you did not receive anything from us.  It is always a good idea to check your own lines, valves and connections periodically, replacing anything that is outdated or compromised.  There were a number of water leaks & intrusions in 2011, from minor to substantial, and another on the 2nd of this month.  Water damage is time consuming and costly to repair so please do your part and make sure your unit is up to par. 

***Water issues bring up another important item to consider...Owner Insurance policies are so valuable when such incidents occur.  For a minimal monthly cost you are ensuring that you and your neighbors' units are protected and covered.  More on this topic coming soon!


We are pleased to announce that we successfully gathered enough Proxies and owner representation to hold our Annual Owners Meeting this November.  Thanks to the numerous responses from our owners who submitted their Proxy forms, as well as to the owners who were able to join us in person for the meeting.  We had some great discussions, got to know one another, and elected our new Board of Directors, consisting of seven members who had currently been serving on our Board, and two new Directors, filling the nine available slots on the Board for your Association.  Minutes from the meeting will be available on the Owner Access page once they have been approved at the next Board Meeting.  Mahalo for everyone who helped make the Annual Owners Meeting a success!


We are just one month away from our Annual Owners Meeting, which is scheduled for Saturday - November 12th.  Meeting packets went out to owners in two formats this year.  For the first time in our Association's history, packets were e-mailed out to all owners that we had e-mail addresses for.  Owners without a current e-mail address (and those that were returned as non-deliverable via e-mail) were sent their Annual Owner Meeting packets through normal USPS.  With 181 of our 217 units sent e-packets, we saved almost $200 in postage, printing & paper costs.  WOW! 

The next step is to have as many of our owners as possible send in their completed Proxy Forms as soon as possible, to save even more money.  "How can that save money," you ask?  For every completed Proxy Form we receive, that is one less follow up packet that needs to be sent out.  So, Kihei Shores Owners, take a moment, fill out your Proxy form, and return it right away.  If you have any questions please don't hesitate to contact us.  You may also want to check out the FAQ page for some common questions that have come up regarding Proxies.  The forms that were included in the packet for  the Annual Owners Meeting are also available by accessing the Owners web page through the Owner Login, (click on  Owner Login in the left hand column).  If you have not yet requested a Login Name and Password, please contact the Kihei Shores office and we'd be happy to set one up for you.


The Board of Directors met in July to finalize the budget for the coming year.  Shortly thereafter Kihei Shores Owners were sent a copy of the Budget Summary with their payment coupons for the coming year, or confirmation of their monthly payment amount for those enrolled in SurePay automatic payment plan.  We are sure owners were pleased to find that there was no increase to their monthly HOA dues, as the Board was pleased that the combined efforts of the Directors, Accounting and Management managed to keep our costs down in order to make that possible.


The next big item for the AOAO will be the Annual Owners Meeting in November, where we hope to see many of our owners in attendance.  Soon you will be receiving information about Proxies, Ballots, and other meeting related items.  In our effort to be financially and environmentally conscious, we will send our preliminary information out via e-mail.  If you don't receive an Annual Owners Meeting FYI e-mail from us by the end of August, please be sure to contact us and confirm you current e-mail address.  The more responses we are able to get from our e-mails the fewer paper packets we will need to send out in September.


We will also have the meeting information available here via the "Owner Login" tab on the left of this page.  If you have not already done so, you will need to contact the Kihei Shores Management to receive your login User Name & Password.  This restricted section of our web site is also where owners can access approved minutes from previous meetings as well as other owner only information.

We are well into our fifth month as a self managed Association, and the feedback from our owners has been enthusiastic about this change.  We would like to thank all of you for your support and cooperation in making the transition go smoothly.  Maui Condo Services founder Ryan Nixon has been very busy answering owner questions regarding AOAO fees and setting up new automatic payment accounts through SurePay for those who have selected to do so.  Some of our other owners have taken advantage of the convenience of making their payments directly at the Kihei Shores office. 


Another positive update we want to share with you.  There has been a tremendous amount of interest in our property recently.  The office regularly receives visits and phone calls from potential buyers all over the US and Canada, wanting to learn more about our community.  Inquiries often from buyers with a few final questions before they make offers on the unit(s) they are interested in. 


We would like to extend a welcome to the numerous new owners who have recently purchased units here at Kihei Shores.  We are pleased to have each of you as a member of our community & welcome any questions, feedback or ideas you have to share.

Beginning February 1, 2011 Kihei Shores will be a self managed property & Association.  In December 2010 the Board of Directors voted to conclude our services with Destination Maui, Inc. and become self managed.  The Board selected Maui Condo Services to take over the fiscal and accounting management of the Association.  In making this decision the Directors gave careful consideration to the various aspects of what such a change would mean, in contrast to what we were currently getting out of our arrangement with an outside managing agent.  The benefits and savings to our Association and Owners by becoming self managed far outweighed those of continuing with outside management. 

As we head into the new year, we look forward to this new stage in our operations, continuing to grow and improve as an Association, providing our Owners and their investments at Kihei Shores the best service we can.  We would like to thank Destination Maui, Inc. for their years of service to our Owners and property, and wish them continued success in the coming years.
